Typical fees to purchase a property in Hungary

Legal fees for lawyer providing the legislative services for the preparation of the sales contract are negotiable, but usually they charge around 1% of the price of the apartment (+ VAT). In case the establishment of a company is preferred in order to own the property, lawyers usually prepare and manage all the necessary documents with the Court of Registry for a fee of approximately HUF 150.000 (€ 485). An accountant is necessary to take care of filing a quarterly and yearly report to the tax authorities and the accountancy costs are approximately HUF 75.000 (€240) per year.

Real estate transfers are also subject to transfer tax. For residential properties, transfer tax is levied at progressive rates. For properties valued up to HUF 4 million (€ 12.875) the rate is 2% of the property price, 4% of the property price for properties valued above HUF 4 million (€ 12.875). Real estate transfer fees (transfer tax) is charged by the National Authority for Tax and Customs and the bill is sent to the owner in about 60 days after the date the property enter into full possession.

Overall administration fees payable for property registration to the Property Registrar Office are around HUF 25.000 (€ 80).
